New (to me) 1989 Grand Wagnoneer

Thanks to the help of some of the members here (especially babywag), I recently brought home a 1989 Grand Wagoneer.

I found it while I was calling around to shops in town gathering quotes for various items (paint, headliner, etc). This car has brand new paint, vinyl, and headliner, and had been sitting on the lot for 6 months waiting for the owner to pick it up. I was able to get it for about $1500 - $2000 over the shop's invoice. I had the engine and everything checked out by 2 mechanics and everything seems mechanically sound.

I have been working on some of the cosmetic details (new trim in the cargo area, adding vinyl to the roof rack, new stereo, tracking down a short in the stereo circuit, eventually new carpet/soundproofing in the cargo area,).

The front seats need to be reupholstered, but the back seats are okay. (Eventually, I am looking to add a third row from Little Passenger Seats to accommodate 4 kids). I am having trouble matching the upholstery. I checked with two NOS shops and they both provided the same sample for a 1989 Wagoneer (interior color is sand), but it doesn't seem to match what I have:

Questions: can anyone identify the fabric in my seats? Does anyone know where I can buy it? Reusing the current fabric is not an option because it is extremely faded and torn in one spot.

Other questions: I need new tires and would like to stick with the stripe, but I would like more tread. I don't want to go as rugged as a BFG AT/TA but something with that effect. Can anyone recommend a good set of tires?

Also, I went to see if the jack still worked, but it looks like the jack base (and whatever else was in the bag) was completely rusted out. The actual jack looks okay. Is this something I can find at a junk yard, or should I just get another jack?

More to come. I am learning more about this Waggy every time I start digging around with a screw driver.
